What will you do?

Responsible for lease and property management. As a Leasing consultant the incumbent is responsible to negotiate; conclude and manage lease agreements at the best terms and conditions in order to expand the Sanlam Group footprint and renew existing Sanlam sites countrywide in the retail and office environment while minimising risk to the Sanlam.

What will make you successful in this role?

  • Contribute to the delivery of Real Estate and Property Management (REPM) services in line with the Corporate Facilities (CF) strategy and standards.
  • Identifies and concludes clients briefed strategically valued leasing transactions in various portfolios for:
    • New retail branches and commercial offices;
    • Relocations, enlargements, footprint reduction, closures and
    • Renewals.

 

  • Concludes above leasing transactions on terms and conditions in accordance with client mandates.
  • Travel in your portfolio and identify leasing opportunities for profitable Sanlam retail branches and commercial offices in accordance with Sanlam’s retail and commercial strategy.
  • Negotiates best transactions for new branches/offices and renewals taking market rentals, construction, budgets and retail & commercial developments into consideration.
  • Manage site related risk and control framework and support business continuity activities
    • Manage emergencies and crisis situations as they arise
    • Manage utilization of space for existing and new premises
    • Continuous improvement of the work environment to meet safety requirements and efficiency objectives and to comply with country and local regulation

 

  • Implement the workplace strategy within the CI guidelines
  • Lease Management.
  • Track critical dates including renewals, notice periods, escalations, and expiries.
  • Lead & coordinate lease renewals, extensions, and renegotiations well in advance of expiry.
  • Ensure that terms and conditions are accurately incorporated in Offer to Lease and the leasing documents.
  • Present negotiated terms and conditions to the Lease Panel and Property Committee’s.

 

Ensure that all transactions are concluded in adherence of approvals and Sanlam Group protocols

Qualification and Experience

  • Matric / Grade 12 / National Senior Certificate
  • Diploma in Property Management (Degree will be advantageous)
  • At least 3 - 5 years practical Retail and Commercial property management.
  • Own transport and a valid driver’s license.

  • Excellent negotiating and communication skills with existing major Officers and property players
  • Must be able to build rapport with clients and maintain those relations
  • Development and/or redevelopment and relocation leasing experience
  • Good understanding of property law, lease agreements
  • Negotiation and commercial analysis skills
  • Ethical, professional, and resilient under pressure
  • Attention to detail with strong organizational skills
  • Sound knowledge of the South African rental market and trends
  • Sound knowledge of legislation relating to properties (including by-laws)
  • Technical depth and breadth of industry, supplier, technology, accounting, procurement and contracting processes.
